LEADING REAL ESTATE INVESTMENT MANAGEMENT

Development

PRUPIM seeks to integrate sustainability considerations into its development practices, while conscious of the need to balance this with mainstream investment criteria, and achieving the required return for the Fund.

Each year, we undertake a significant amount of construction and redevelopment for client funds, which has the potential to make a considerable impact on the environment and local communities. Our approach is collaborative, engaging with design teams, communities and contractors to deliver buildings fit for the 21st century and all the challenges (actual and potential) that we face.

In order to develop greater awareness of sustainable construction, we have carried out detailed research into this area. The culmination of this analysis was the launch of ‘Sustainable development - a framework for decision making’, which is now available to download. We have made the document available as a free resource to help actively encourage and promote sustainable practices, with the aim of sharing our many years of experience in this area with the property industry as a whole.

We have identified a number of key development impacts (listed alphabetically below) where we have active management programmes in place and also (in some cases) against which we are currently measuring performance (in bold). These have been arrived at through internal dialogue and external advice:

Accessibility
Biodiversity
Community Consultation
Community Investment
Design and Construction Quality (including heritage and future-proofing)
Environmental Design
Flood Risk
Health & Safety
Land Use
Neighbourliness
Pollution
Skills Training
Transport
Waste
