Our Team

We are proud to present our Asset Managers. Our Real Estate Asset Management Team are some of the best around with an extensive knowledge of the industry. Read on to find out what they bring to PRUPIM's Asset Management Team.

Peter Best - Head of UK Asset Management

Peter leads the Asset Management teams responsible for lettings, rent reviews, lease renewals, property management  and development throughout the UK. He has an Honours degree in Land Management from Reading University and is a member of the Royal Institution of Chartered Surveyors (RICS). Peter is also a Director of Buying Force, PRUPIM's joint venture procurement service company with DTZ. Peter led PRUPIM's support of the on-line property investment transaction web-site, Propex, and was a Director of Property Investment Exchange Ltd until 2007 when Propex was acquired by CoStar, the commercial real estate information services group. Prior to managing various PRUPIM teams, Peter's career developed in the landlord and tenant field as a Lease and Rent Review Negotiator and he is currently a member of the British Property Federation's Commercial Leases sub-committee and has represented the BPF in consultations with Government on business tenancies' reform. Peter is also a member of the Commercial Landlords' Accreditation Scheme (CLAS) Standards Board.

Retail

Andrew Foulds - High Street Shops & Shopping Centres

Andrew joined PRUPIM's Shopping Centre Asset Management team in 2002 and has overseen its integration with the High Street Retail department during 2006. He graduated with an Honours degree in Estates Management in 1994 and started his professional career with Bass, having been recruited onto their Business Management Programme and gained crucial skills and experience in retail acquisition, disposal and Estates Management. He has also worked on retail professional and leasing advisory services to both Landlord and Tenant clients, during time at Hillier Parker (now CBRE). Andrew is a member of the RICS and Chartered Institute of Arbitrators and has a Diploma in Management from Nottingham Trent University.

Tim Hayns - Out of Town Retail

Tim joined PRUPIM as leader of the out of town retail team in 2007. He was previously employed at Wilkinson Williams where he specialised in out of town professional and lease advisory. Tim also has extensive experience in retail acquisitions and disposals together with asset management. He has an Honours Degree in Estate Management from Northumbria University and is a Member of both the Royal Institution of Chartered Surveyors and the Chartered Institute of Arbitrators. Tim is also a Board Member of Accessible Retail which promotes the retail warehouse sector and represents the interests of owners, investors, occupiers and their agents.

Offices and Industrial

John Proctor - Director of Asset Management

John is responsible for PRUPIM's Asset Management teams covering all office and industrial portfolios across the UK, together with the multi-sector team managing Retail and Institutional and external client funds. He is also  responsible for all Health & Safety and Environmental issues, being a former Director and Treasurer of the Association of Town Centre Management (ATCM). John joined PRUPIM in 1985 and is currently a Board Director for three Business Improvement Districts in Central London. He has represented PRUPIM on a number of BPF working parties, developing property industry initiatives and is an active member of the Real Service Group, which is establishing best practice in customer relationship management. John has an Honours degree in Urban Land Economics from Sheffield Hallam University and is Fellow of the Royal Institution of Chartered Surveyors (RICS).

Giles Difford - Offices

Giles leads the team responsible for the Asset Management of the Life Funds UK office portfolios. His own expertise is within the Central London market where he has over 20 years' experience. Giles has a BSc Honours degree from the University of Reading and joined PRUPIM in 1986 having qualified as a Chartered Surveyor at Jones Lang LaSalle. He has been a member of the RICS Dispute Resolution Practise Panel and has represented the BPF on related dispute resolution issues. Giles is also Chairman of PRUPIM's Leasing Operations Committee.

Gary Streets - Industrial

Gary is responsible for leading the Industrial Asset Management team in identifying and evaluating opportunities to enhance asset performance by preparing and implementing business plans. This includes new lettings, lease renewals and rent reviews for the properties within the industrial and distribution warehouse portfolio. Gary joined PRUPIM in 1990 as a leasing surveyor from British Telecom, where he worked as a building projects manager. His experience also includes property consultancy, gained during time spent running his own business.He has an Honours degree in Estate Management from the College of Estate Management at the University of Reading and an HNC in Business Studies from Leeds Polytechnic. Gary is also a Fellow of the RICS.

Development

Bob Radley - Director of Property Development

Bob is responsible for the Property Development team in the UK. He joined PRUPIM in 1968 and qualified as a chartered surveyor in 1973. He moved to the Property Development team in 1985 and worked on a wide range of major development projects throughout the UK until 1990. He then joined the Investment team and was subsequently appointed a Regional Director in 1993. He took up the post of Director of Property Development in 2002. Bob is a member of the RICS as well as a Director of The New West End Company (NWEC) and of Foudry Properties Ltd. NWEC is a City Centre Partnership established to promote and revitalise London's West End and is funded by the business community in partnership with local authorities and public agencies. Foudry Properties is a Joint Venture Company between PRUPIM and Thames Water.

Nigel Woolcock - Director: Project Management

Nigel joined Prudential in 1986 and, as Project Management Director, is responsible for the implementation of PRUPIM's developments. He has acted as project manager on a number of PRUPIM's largest and most complex developments and has worked with many property sector partners in the implementation of joint venture projects. Nigel is active in a number of roles in the construction industry, being until recently, Chairman of the Construction Committee of the British Property Federation (BPF) and a member of the executive of the Construction Client's Group. He is currently a member of the National Platform for the Built Environment Support Group and the Regeneration & Development Committee of the BPF. He has also been closely involved in the industry reforms of the last decade following the publication of the Latham and Egan reports and was a member of the Strategic Forum for Construction under Sir John Egan's chairmanship. Nigel is a Chartered Surveyor with an Honours degree in Estate Management from Reading University and holds the RICS Diploma in Project Management.
