The Team

Paul McNamara - Director: Head of Research

Paul is responsible for the overall direction of property research within PRUPIM and is a member of the company's Board. Paul joined Prudential in 1987. He has a first class honours degree in Geography from the University of St Andrews and a PhD in Geography from the University of Edinburgh. In 1992 he became an Associate of the Institute of Investment Management and Research (now UKSIP) and is a Visiting Professor with the Center for Estate Management at Oxford Brookes University. Paul is a member of the Management Board of the Investment Property Forum and a past Chairman. He also represents the IPF on the ODPM Property Consultative Group. He is Honorary President, and a past Chairman of the Society of Property Researchers. He has recently become a non-executive director of IPD Holdings Limited and has been invited to lead the Property Workstream of the Institutional Investors Group on Climate Change. In June 2003 Paul was awarded an OBE in the Queen's Birthday Honours list for services to the property industry.

Katie Smith - Analyst, Performance Measurement

Katie joined PRUPIM in 2005, as a performance analyst. She currently assists Nick Blakemore in providing in-depth performance analyses on the £17 billion UK & International portfolio and supports the fund strategy recommendation process.

Nick Blakemore - Director of Performance Management

Nick joined the Prudential in 1975. Following work with the Pensions Department and then with legal aspects of property, in 1983 he moved in to the role of performance measurement. Since that time Nick has led the development of an in-house property performance measurement system (PIRAMID) and provides regular and detailed performance analyses on PRUPIM’s client funds under management. Nick is a member of the IPF and currently serves as an expert user on IPD’s Performance Analysis Service (PAS) Consultative Group.

Anne Koeman - Analyst, Property Research

Anne graduated with a distinction in Urban and Regional Planning from the University of Amsterdam, during which course she also spent a semester at the Humboldt University of Berlin. Subsequently, she acquired her Master degree from the London School of Economics (LSE) in Regional and Urban Planning Studies. After a brief period of working as a research assistant at the LSE, Anne started full-time employment with DTZ Research in the position of forecast analyst in October 2006. Whilst at DTZ, Anne specialised in the office sector in Europe and the U.S. and was responsible for the majority of client presentations. Anne joined PRUPIM in December 2008 and is responsible for forecasting the UK office sector as well as the retail and industrial sectors in Europe. Jointly with the rest of the team, she produces some of the company's fund strategies and topic based research publications. Anne is also a member of the Society of Property Researchers and sits on the Society's committee.

Cuong Nguyen - Analyst, Property Research

Cuong Nguyen joined PRUPIM in 2007 and has a MSc in Finance from the University of London and a PhD in Finance from Heriot-Watt University in Edinburgh. His research interests include applied econometrics, the economics of microfinance, financial derivatives, and various topics in property research. Prior to joining PRUPIM, Cuong has worked as a contract consultant for Watson Wyatt LLP. Cuong now works on modelling the central London office markets and is also responsible for analysis of certain North America property markets. He is also actively involved in a range of in-house, topic based research projects. Cuong is a member of the Royal Economic Society and the Scottish Economic Society.

Henri Vuong - Property Research Analyst

Henri Vuong graduated from University College London with a First Class Honours Degree in Statistics, Computing, Operational Research and Economics and a Masters Degree in Statistics. She joined PRUPIM in October 2007, having previously worked as research analyst at Estates Gazette Interaction where she was responsible for its central London office database and market analysis report.  Henri is currently responsible for the modelling and forecasting of the UK High Street Retail and Shopping Centre markets, and the research and analysis of the UK Residential and the European commercial markets.  She is also actively involved in Sustainability, Property Derivatives, Real Options and Islamic Real Estate Investment, where she recently joined the panel at the IPF Midlands Shariah Finance event.  Henri is also co-author of the PRUPIM/PMI report: Real Estate Investment for UK Pension Funds - What’s on the Horizon?  She is a member of the Society of Location Analysis, a consultant to the Chinese Property Professionals Society and vice chair of the Society of Property Researchers.

Richard Gwilliam - Analyst, Property Research

Richard joined the Property Research and Information Team in Summer 2006. Prior to this Richard worked for Investment Property Databank (IPD) for three years as an Investment Performance Analyst and Research Analyst. As a Performance Analyst, he analysed and reported on the performance of client property investment funds. Later he was responsible for commissioned research studies based on IPD data. Richard has a BSc (Hons) in Economics and has passed his IMC.

Scott Girard - Head of Research and Investment Strategy, Asia-Pacific

Scott has been active in Asian real estate capital markets since 2002. Previously based in Korea and Japan for Jones Lang LaSalle, he has been involved at senior levels in investments, corporate finance, research and property advisory for a wide range of clients. Scott started his career in Australia in 1995 with ANZ Funds Management before moving into the consultancy business. He graduated from Curtin University of Technology with a Bachelor in Commerce and holds a Master of Applied Finance and Investment from Macquarie University.

Weijia Wang - Analyst, Property Research

Weijia Wang joined PRUPIM in 2008 and has a BSc Honours Degree in Economics from University College London and an MSc in Real Estate Investment from Cass Business School in London. Her research interest includes North Asia markets, flow of funds, risk control, REITS and various real estate research topics. Weijia is currently responsible for analysis of Asia Pacific and UK property markets, including rental growth forecasting, economic analysis and inputs into investment strategy.

Will Robson - Director: Property Derivatives

Will holds a First class BA degree in Economics from the University of Newcastle and also an MSc in Economics from the University of York.  Prior to joining PRUPIM in 2006, Will worked as an Economist in the Strategy and Regulatory Affairs team at Royal Mail with a focus on forecasting market demand and competitive entry. Will initially joined PRUPIM’s research team under Prof Paul McNamara OBE (Director, Head of Research), covering Asia Pacific and UK property markets.  This included rental growth forecasting, economic analysis and inputs into investment strategy. Whilst working in the Research team Will worked closely with Paul McNamara developing PRUPIM’s position and expertise in Property Derivatives from a pricing and fund strategy perspective.   Will has now assumed responsibility for all aspects of Property Derivatives trading and investment within PRUPIM whilst continuing research to help maintain PRUPIM’s position as market leaders in this area.
