During my first year at PRUPIM, I worked for the Office Asset Management Team. This role provided me with a wide variety of experience, all of which will be highly beneficial for my APC. In this team I have had exposure to property management and asset management. This allowed me to get involved with leasing, rent reviews, dilapidations negotiations, and refurbishment projects. 

I am now in my second year at PRUPIM, and I work in Fund Management.  Here I work for the Life Fund commercial team. In this team my role includes investment management of existing assets, reviewing their performance, appraising and evaluating asset initiative returns, plus purchases and sales.

As my principal role is in the regional office market I have visited several of the major cities throughout the UK in order to understand the local market, meet local agents, and assess the Fund’s holdings within these cities.

My role as an Investment Manager involves working with the asset team in order to carry out the asset strategy. This can mean the disposal of the asset, or enhancement of the asset through lease re-gears or refurbishment.

At PRUPIM we have several different funds under management. Depending on the fund, these are valued either quarterly or yearly. The funds objectives and aspirations can be very different, but the valuations act as a point of reference to judge fund performance and structure.

Already at PRUPIM I have been involved in a sale of a distribution warehouse in Bristol. We chose to sell this asset to release capital and because of the demand for assets of this nature let to good covenants for 10 plus years. Here we sold the building to a cash purchaser after marketing the building through our agents. This sale was particularly pleasing as it was to a cash purchaser and involved no adjustment in price.

My experience within the Asset Management Team has aided my role in Investment Management. I am able to understand all aspects of the property when looking at it from an investment perspective.

A huge benefit of working at PRUPIM is the opportunity to spend a whole year on the same team. This allows me to see cases/ projects through to completion, as well as allowing me greater time to understand my role and the market place that I am dealing with.
